Description: Since 1924, the Stadt und Land Wohnbauten-Gesellschaft mbH has stood for seriousness and competence on the Berlin real estate market. The Stadt und Land Wohnbauten-Gesellschaft mbH is one of the largest municipal housing companies owned by the State of Berlin with around 43,000 of its own apartments, around 770 commercial units and around 9,000 rental units managed for third parties in the districts of Neuk?lln, Treptow-K?penick, Tempelhof-Sch?neberg , Steglitz-Zehlendorf, Charlottenburg-Wilmersdorf and Marzahn-Hellersdorf as well as in Neuenhagen and Fredersdorf in the state of Brandenburg. The city and country manage their stocks economically, socially balanced and ecologically. As a municipal company, it takes responsibility for the sustainable and balanced development of large neighborhoods and districts of Berlin.On the Maybachufer 48-51 property in Berlin-Neuk?lln, it is planned to convert some of the existing buildings into residential buildings and to follow the course of the road and to build a new residential building in the rear part of the property. Access to the property can be via the Maybachufer as well as the Pflügerstra?e.The project is not within the scope of a development plan. The existing building is not a listed building. The historical building substance is partially worth preserving. The building was mainly used for the production of gaming machines and as a warehouse. Renovation measures were repeatedly carried out on the property. Parts of the floor structures were renewed, sanitary areas were renovated and the building services systems were renewed.It is a typical turn of the century building with courtyards. The buildings were built as basement, plastered masonry structures with gable roofs, parts of which were destroyed in the war. The ceilings were designed as reinforced concrete ceilings and cap ceilings. All existing walls are designed as plastered masonry structures. The ceilings are not suspended in most areas.The roofs are currently unused. The roofs are purlin roofs with tile cover, there are currently slightly pitched pent roofs. According to the planning, a solid attic with a reinforced concrete ceiling and green roof is planned.The thermal supply takes place via the local heating network of the location. Radiators are located on all floors.In the basement areas there is contamination from the storage of technical oils and from the deposition of carcinogenic fibers. Contamination from wood preservatives is in the roof areas.Severe moisture damage in the buildings due to inadequate perimeter seals can be seen. The outer walls are made of masonry.Area information: Land area approx. 8 200 m2nd; Gross floor area existing approx. 18,400 m2nd: New building: approx. 11,400 m2nd. Except for one rented unit, the property and the existing building are freely accessible after prior appointment coordination. The aim is to create a component-related register of harmful and hazardous substances on the basis of the location lists. Various pollutant analyzes and line queries are available. Then, in consultation with the client, the planning services for the demolition must be prepared and accompanied. The tender also includes:- Creation of a component-related waste and disposal concept including quantity recording in relation to the total gutting of the existing building;- assessment analytics; With regard to the examined building materials, specific information on occupational safety, demolition technology, media activation, requirements for the client and the executing companies as well as waste disposal are to be given;- Establish costs and dismantling concept / remediation planning based on the pollutant and hazardous substance register, analysis and disposal concept; necessary statics for gutting; Creation of demolition floor plans for the tenders.See also point II.1.4).
